Property portfolio valuation
Schroder European Real Estate Investment Trust plc today provides a valuation update
of its property portfolio as at 30 September 2026.
The property portfolio was independently valued at €181.9 million (30 June 2026: €185.1
million), representing a decrease of €3.2 million, or 1.7%, during the quarter.
The reduction in value principally reflects the independent valuers applying more
conservative assumptions to certain assets, particularly secondary offices, driven by
leasing risk, evolving occupational market conditions and recent transactional evidence.
Despite ongoing macroeconomic uncertainty across Europe, the portfolio continues to
perform resiliently, and the valuation movement primarily reflects changes in market
assumptions rather than underlying operating performance. Following shareholder
approval of the managed wind-down strategy, the Board and Investment Manager remain
focused on maximising value through active asset management and the disciplined
execution of asset disposals.
